Purchasing a property in sunny Spain after december 31st may sound impossible due to the lack of information provided by the Spanish and British government, its this lack of information that is keeping all of us thinking..........
First things first:
You may be surprised but the answer is YES!. There are no rules or restrictions at the moment that prevent you from buying a property in Spain, this should be clear to everyone as this uncertainty leads to allot of misinformation and concern, in simpler terms , if you have enough money to pay for the property , you will own it and there will not be any restrictions
Citizens from outside the EU borders like America or Norway have been purchasing property in Spain without any issues or set-backs,so this means that when the UK exits the EU on december 31st, you will still be able to purchase properties in Spain without any isues, there will not be a specific rule that prevents any UK citizen from buying a home in Spain!!
The Spanish government are always doing their best to encourage non-EU citizens to purchase a property in Spain. Many of our clients from outside the EU use the golden visa scheme to help them purchase a property and reside in sunny Spain!. This is the most famous option and many more options will become available as soon as a deal has been finalized between the UK and the EU.
According to the Spanish newspaper EL PAIS the number of UK citizens that have decided to move to Spain has risen by 10% and is expected to rise even more due to brexit..

The answer is NO, the whole brexit situation will not affect the Spanish property market and it will not cost you more money simply because you are not an EU resident anymore.
On the other hand, due to the ongoing negative effects of the Coronavirus pandemic, the prices on all of our properties have been reduced by 5,10 and even 20%!.
When you purchase a property in Spain its the same for everybody, EU citizens or non EU ones.
What you need to pay is the purchase tax, the notary's fee, the property registry's fee and some small miscellaneous expenses. There will be a blog post covering this topic soon.
